What are Matterport Floor Plans — and How Does Cortex AI Generate It?

The problem is what happens inside Cortex AI's interpretation. The engine reads point cloud data and makes probabilistic guesses about what is a wall, what is an opening, and what is a room. It was trained on millions of interior scans — but it was not trained on NEN 2580, the Dutch standard for measuring residential floor space. Those are two very different things.
The Technical Failures: What Cortex AI Gets Wrong
Here are the most common and consequential errors Cortex AI makes when generating floor plans for Dutch properties:

This is one of the least-known but most damaging failure modes. Cortex AI interprets reflective surfaces as depth. A large mirror in a hallway can be read as an opening or even as an additional room.
High-gloss kitchen cabinet fronts confuse the depth sensors, leading to walls being misplaced or phantom spaces appearing in the plan. Glass partitions — common in modern Dutch apartments — are frequently missed entirely, leaving open spaces where walls should be drawn.
The result is a plattegrond that shows a layout the property simply does not have.
2. Missing or Incorrectly Drawn Walls
Unusual wall angles, half-walls, and open-plan living areas are consistently problematic for Cortex AI. The algorithm may omit a partial wall, merge two rooms into one, or draw a boundary where none exists. For buyers studying the plattegrond before a viewing, these errors create false expectations that damage trust the moment they walk through the door.
3. Wrong Room Dimensions and Woonoppervlakte
Cortex AI generates dimensions from scan data that is not always perfectly calibrated. Small sensor errors compound across the floor plan. A room measuring 4.20 meters may appear as 3.90 meters. That 0.30-meter discrepancy across several rooms adds up quickly — and the total woonoppervlakte shown on the plan may be significantly lower or higher than the legally correct figure.
In the Netherlands, average property prices range from €5,000 to €9,000+ per square meter in major cities. A Cortex AI error of just 2m² in the calculated woonoppervlakte therefore represents a valuation discrepancy of €10,000 to €18,000 or more. That is not a rounding error. That is the difference between a fair sale and a dispute.
4. Furniture Interpreted as Structural Elements
Built-in wardrobes, kitchen islands, and large freestanding furniture are sometimes read by Cortex AI as part of the building structure. The floor plan ends up drawing cabinets as walls, shrinking rooms, and distorting the true layout. This is especially common in compact Dutch apartments where furniture fills most of the floor space.
5. Missing Outdoor Areas
Matterport scans focus on interior spaces. Terraces, balconies, garages, bergingen, and tuinen are regularly absent from the AI-generated floor plan — or drawn with incorrect dimensions. For a complete, Funda-compliant plattegrond, all of these elements must be present and correctly labeled.
6. Incorrect Room Labels
Room labels generated by Cortex AI are based on visual pattern recognition, not Dutch real estate convention. A slaapkamer may be labeled as a living room. A bergruimte may not be labeled at all.
A badkamer and separate toilet may be merged into a single space. These labeling errors mislead buyers and fail to meet Funda's presentation standards.
NEN 2580 and the Meetinstructie: The Standards AI Cannot Meet
What NEN 2580 Requires
NEN 2580 is the official Dutch standard for measuring the usable floor area of residential properties. It is published by the Nederlands Normalisatie-instituut and adopted as the binding measurement methodology for Dutch real estate.
The standard makes precise distinctions between:
- Gebruiksoppervlakte wonen (GBO) — the net usable living area, which is what appears as woonoppervlakte on Funda listings
- Overige inpandige ruimte — other enclosed space such as a berging or garage
- Gebouwgebonden buitenruimte — outdoor space attached to the building, such as a balkon or terras
- Bruto inhoud — the gross volume of the property, used separately for valuation purposes
Each category is measured and reported differently. A meetrapport that does not distinguish between these categories is not NEN 2580 compliant.
The 1.5-Meter Rule for Sloped Ceilings (Zolders)
One of the most specific — and most frequently violated — rules in NEN 2580 concerns sloped ceilings and zolders. Under NEN 2580:
- Areas with a ceiling height of 2.0 meters or more count fully toward the woonoppervlakte
- Areas with a ceiling height between 1.5 and 2.0 meters count at 50% toward the woonoppervlakte
- Areas with a ceiling height below 1.5 meters do not count at all
Cortex AI has no way of applying this rule. It does not measure ceiling heights relative to floor area in the way NEN 2580 requires. For a property with a zolder or a kap, the AI will almost certainly calculate an incorrect woonoppervlakte — either over-counting non-qualifying space or under-counting partially qualifying areas.
This single error can shift the advertised woonoppervlakte by 5 to 15 square meters in a typical Dutch tussenwoning or hoekwoning with a kap.
The NVM, VBO, and VastgoedPRO Meetinstructie
NEN 2580 is the technical standard. The Meetinstructie is the practical application guide published jointly by the three major Dutch real estate branch organisations: NVM, VBO, and VastgoedPRO. Together, these organisations represent the vast majority of licensed Dutch real estate agents.
The Meetinstructie translates NEN 2580 into step-by-step measurement procedures that agents must follow when determining the woonoppervlakte of a property. It covers measurement tools, rounding rules, documentation requirements, and how to produce a compliant meetrapport.
An AI-generated Matterport floor plan meets none of these requirements. It produces no meetrapport. It applies no rounding rules.
It makes no distinction between gebruiksoppervlakte categories. For any agent bound by NVM, VBO, or VastgoedPRO professional standards — which is most agents in the Netherlands — uploading an uncorrected Cortex AI plan as the official plattegrond is a professional compliance risk.
Uploading to Funda: The Hidden Legal Risk
Many agents upload their Matterport floor plan to Funda because it is fast and the integration is smooth. The problem is not the upload process — it is what goes live.
When a buyer makes an offer on a property, the woonoppervlakte advertised on Funda becomes part of the commercial transaction. If the actual NEN 2580-compliant measurement differs significantly from what was published, the buyer has grounds for a formal complaint — or worse, a legal claim.
In Dutch real estate law, publishing incorrect surface area data can result in aansprakelijkheid (liability) for the selling agent. Buyers who discover after closing that the actual woonoppervlakte is materially lower than advertised have successfully brought claims against agents and sellers. Courts have awarded compensation based on the price-per-square-meter difference multiplied by the measurement discrepancy.
At €7,000 per square meter — a conservative figure for Amsterdam, Utrecht, or The Hague — a 3m² AI error creates a potential claim of €21,000. That is a serious financial exposure that a one-time professional correction would have prevented entirely.

- Step 4: Correct, redraw, and label. All errors are corrected. Missing elements are added. Room labels are standardized to Dutch real estate convention: woonkamer, slaapkamer, badkamer, keuken, berging, etc. A compliant meetrapport is prepared.
